Explain, negotiate, and protect your interest in presenting a Real Estate Purchase Contract. Buying a home is most likely your biggest investment. Prior to making an offer, our homework has been done on the value of the property. The next step is ensuring the negotiating process for buying that property follows a process that protects your best interests.
There are additional aspects in buying a home that you will want to make sure do not adversely effect you completing the transaction or wishing you had not bought the property after you have closed and moved into the property. I will:
• Provide a preliminary title report – this ensures there are no defective issues on the current owner’s rights to transfer title.
• Secure seller disclosures – this informs us of any problems the current owner may have had with their property.
• Provide referrals of Home Inspectors. Although there is a fee of approximately $270 dollars for this service, it may be the best money you will ever spend. They may uncover problems that may cost you hundreds if not thousands of dollars to repair or correct if not detected before you own the property. The cost of these repairs may be negotiated to be paid by the seller. If not, it may be a situation you are better off to walk away from.
• Protecting your Earnest Money Deposit. There are date deadlines that are important you have met as it relates to appraisals, inspections, and loan approval. No one wants to loose their deposit. I watch these carefully so your monies are always protected.
